Wellington House — a 19-unit portfolio, sourced off-market for an overseas client

We sourced this deal off-market for an overseas client looking for a local agent to help start a portfolio they could grow — and someone they could trust to manage the day-to-day. Wellington House, together with two blocks on the same road, totals 19 units and was acquired for £1m, at 10% of the rental income across all units.

We identified from day one that this was an under-performing portfolio that needed the right management involved, and since acquisition in late 2025 there has been a huge uplift in rental income.

The relationship has only grown: the client has since acquired another large site through us, taking the total to nearly 40 units within twelve months of meeting Richard. We've also supported with further services — insurance brokers, finance brokers and more — which gives us the extra edge of being genuinely resourceful.
